i come from a very large family and some years back we purchased a home for our elderly mother. i being the youngest was stuck with the home in my name, but recently was offered a job in another country.
i need to get out of this deal with my family and soon before i leave the country.
is there any way i can hand over the deed to the next in line in my family without the hassle of selling to he or she?
i am running out of time and need to do this quickly.

[San Antonio Probate/Real Estate Attorney filter] Can anyone from the Hive recommend a good probate/real estate attorney in San Antonio or surrounding areas. Requirements are that this lawyer be a real go-getter and not afraid to stand up against other attorneys on our behalf. I don't want a good ol' boy that's going to become chummy with the other attorneys representing the others in this case as has happened recently with our present attorney. I want someone that's smart, ethical, and a bit of a scrapper.

My dad's accounts are designated POD (payable on death) to me. Is that overriden by his listing of those accounts in his total assets, which his will divides among me and others, and which will is going to take some time to execute? [more inside]

My brother is the executor of a relative's estate. He would like to get out from under the responsibility and would like to know if he can appoint someone to do the day-to-day administration who could be told the basic goals and objectives to try to accomplish. He wants this person to be a friend, not a lawyer or bank. In NJ.

My father and mother recently named me as executor of their modest estates. However, as I have no experience with this, they believe it may be helpful for me to have a co-executor, and my father has set up a meeting with a lawyer in Boston. (My parents live in Virginia, and I live in New York). Can anyone offer insight into what questions I should ask the prospective co-executor, or what the possible pros and cons are for having a "professional" co-executor?

I just saw a house in NY that is being offered as a short sale. It needs work, but the investment would be smart. My real estate agent was trying to dissuade me about considering the house by saying that the house needs so much work. It does need work, but not as extensive as the agent is suggesting. How do I negotiate the process of making an offer and have it accepted? [more inside]

I'm receiving a sizable inheritance in the form of stock from a deceased relative. However, there's fairly good evidence that the person who's managed the relative's affairs all these years (due to this relative being incapable of managing their own affairs) has intentionally sold a vast majority of that stock because they didn't want to draw down their own inheritance. If I contest this, though, there's a clause in the will that cuts my inheritance to $1. Do I take the stock that's offered me, or should I risk it on recovering the rest? [more inside]

Unfortunately, my sister is apparently Anna Nicole Smith crazy/toxic (but worse, and minus Anna's endearing qualities). My parents are getting old, and in his will my father is splitting everything he owns (property & assets) down the middle between the two of us. I'm terrified of what's ahead of me... just petrified. Sorry there's so much [more inside]
