i come from a very large family and some years back we purchased a home for our elderly mother. i being the youngest was stuck with the home in my name, but recently was offered a job in another country. i need to get out of this deal with my family and soon before i leave the country. is there any way i can hand over the deed to the next in line in my family without the hassle of selling to he or she? i am running out of time and need to do this quickly.

I'd like to buy a place in America. I'd also like to buy a place in Hungary. I've got enough for a 20% down payment on both. I've also been told that I would qualify for a loan for a place (in America) equal to what the cost of the *two* places would, in actuality, be. I would have no problem affording both - I live on about 25% of my net income and have not a penny of debt, even if the mortgages would be equal to the upper end of what I might qualify for - so I'm not worried about that. Over my head with the real estate market downturn....any advice? I am a female single, young, 30 something who owns two rental properties. Both are duplexes, and I live in one of the 4 units. I bought one about 8 1/2 years ago and the other about 2 1/2 years ago. My first property appreciated nicely and I use the equity from that one to put down on the next one...at the time this seemed like the way to go. After buying the second, however, the market quickly slide and I was left with a property that was barely worth what I paid for it. Between the taxes, up-keep and maintenance, I can barely handle them both as I also work full time as a teacher. Neither of the properties are netting much in cash flow and likewise, I pour a lot of my own funds into the homes each month as well to make up the difference. [more inside]

I have a rental house that I am selling. It has been listed with a Real Estate agent since Nov 07. Not one offer on it. Some people from my parent's church are interested in buying it, but they want to do it For Sale By Owner -no Real Estate Agents involved. My listing expires on Oct. 11. How long after the listing expires can I sell it on my own? Is there a grace period? Any ideas of how to cancel the listing beforehand? I don't want to lie, but I would rather sell to the church people for obvious reasons (more money for me, better deal for them, etc.). I am in GA.

How profitable is a golf course? I love playing golf and would love to own a golf course. However, with the price of real estate the way it is, I wonder if it is even really profitable? Is it more profitable to buy couple hundred acres and put a course on it or put some homes down? I would think that it would be more profitable to put homes down, because the course would take several years to get out of the red.
