When I signed the lease on my apartment, I put down first month's rent, last month's rent, and security deposit. Now the building has changed hands, I'm moving out, and my brand-new landlord is telling me I need to pay last month's rent again and she'll refund it later, along with the security deposit. Does she have any right to require me to do this? New York is the state. [more inside]

My fiance bought a $1,000 wedding dress from a local (Chicago) shop, paying a $500 deposit. She wants a different dress now, from a different store, that is cheap enough to still be less than $1000 total (considering the previous deposit), so is thinking about not picking up the dress and eating the $500. But... [more inside]

I lived in a pretty crummy apartment for about three months with six other people. It was a pretty informal situation, no lease, people move in and people move out. The person moving in pays their deposit to the person moving out. Only, I didn't get my deposit back. What resort do I have? [more inside]

I recently sold my house and got a significant chunk of money which I will be using for my next down payment. It's over the FDIC limit. With all the turmoil going on, I'm looking for suggestions of either a) good, solid FDIC-insured banks to open accounts in, or b) reliable, up-to-date sources of information on bank soundness that are understandable by ordinary folk. I went through a rental agency for an apartment last fall. I found one but it had some flaws (dirty, needed painting and some repairs) and the rental agent assured me that the owner was aware of the problems and would "definitely" have the needed work done PRIOR to my moving in. On the basis of that promise I plunked down $2000.00 for the first month's rent and signed the agreement. A few days later the landlord called me and said the work would not be done before I moved in but "sometime" afterwards.
I smelled a rat and went back to the agent and asked for my money back. The agency wouldn't give it back as they said it was non-refundable. Do I have anything to go on to pursue this? Thanks.

I am applying to rent a house this weekend, and my mother has generously offered to loan me the earnest money (deposit) that's required for the application. (We're still paying rent on current place and don't have a spare $1400 at the moment.) Will the realtor/owner/property management place not accept/think it's weird that the deposit check will come from someone besides the two lease signers?

Have you done a short-term sublet (or housing swap)? If you were the renter: how did you evaluate applicants, and how did you help your subletter feel at home? If you were the subletter: what worked, and what do you wish the renter had done for you or told you? I'll be subletting my apartment in NYC but I'd love to hear from people in all areas & situations.
