My apartment is being renovated, how does that impact moving out?

My apartment building was sold in the past 6 months. The new owners have been completely gutting and renovating units as people have moved out; the work is going on for months. I'm planning to move out at the end of the month and wondering how much I need to worry about cleaning or repairing any minor damage if they're just going to do the same thing to my unit. Additionally, if they do charge me for any damages do I have any recourse to argue that they shouldn't have because they weren't preserving whatever it was any way? Obviously not expecting any binding legal advice on this, more curious if anyone has had similar experiences or any pointers to share.

Which Government Agency Provided Money for Bank Bailouts?

It's an alphabet soup that doesn't allow for even a relatively straight line between money and banks. The Treasury ultimately provided the money, the Office of Thrift Supervision was supposed to oversee the money, the Federal Deposit Insurance Commission closed banks that didn't qualify for the bailout. But who wrote the check and was ultimately responsible for those banks until they paid the bailout money back?

UK: "Standard" deposit deductions for cleaning a newly-fit carpet?

Landlord used city lease form for suburban rental, is he bound by RLTO?

We rented a house in Skokie, and the landlord used an office-supply-store-pre-printed lease form for the city. It included a copy of the Chicago RLTO as part of the form. Understanding that YANML, does this incorporate the requirements of the RLTO into the terms of the lease? If so, he'd be required to submit receipts meet deadlines for the return of the deposit. Or is he only bound by State Law (which for a single-family home, seems to require bupkus). He only returned half of our security deposit. Is it worth fighting for the other half ($600)? If I accept and deposit the $600 he sent, am I hurting my chances of getting the rest? [more inside]

Won by default in small claims against ex-landlord. How to collect? (NJ)

This is a follow up to this question. I sued my landlord in small claims court (NJ) because I never received my security deposit (after breaking the lease 1.25 months early, but someone else moved in 1 week after I moved out). He did not show up to court on the court date, so I won by default. I now have to contact him within 7 days to ask for the money. What should that letter look like? How do I actually get money from him? [more inside]

Depositing international checks without a hassle

I have a checking account at PNC Bank. I want to be able to deposit Canadian checks (in Canadian dollars) and they make it a really huge hassle: phone calls, forms, exorbitant fees and then a six week hold on the funds. Are there any US banks that will allow me to open a free checking account and deposit Canadian checks with a minimum of fuss, fees, and delay? I'm entirely willing to look to online options if that makes sense. I'm in Pennsylvania.

NJ tenant rights: how do I get my security deposit back?

After renting a room for almost 2 years, I broke the lease 1.5 months early (gave 1.5 months notice). I ensured that someone else was going to move into my room 1 week after I move out (so my landlord only has a 1 week gap in receiving rent checks). It's been almost 2 months and my landlord hasn't sent me my deposit, and is saying he will only give me 1/2 of it back. Details inside... [more inside]

What size security deposit should I require for a 1-month sublet?

I'm subletting my room in a Capitol Hill, Washington DC rowhouse for 1 month. I pay $1250 for rent, and I'm thinking about charging $1050 in rent for a subletter to make sure I get someone for July. My security deposit with the landlord is about $1000. The landlord knows I'm subletting it and is totally OK with it, as long as I'm responsible for any potential damage. So would it be unreasonable to require a $1000 security deposit for a 1-month sublet? How about $750? $500? [more inside]

reclaiming the pet deposit (cleaning a house that reeks of dog urine)

A week before my former roommate moved out her dog came into heat, resulting in my own ankle biter marking everything he could hike his little leg at. Apparently in his haze of lust he decided that bathing the house in stink would boost his chances of getting a bit of action. Defiled items include the back of my couch, my box spring and the linoleum in the kitchen (where I keep him penned up when I'm out). Also some bedding and other small items I'm comfortable throwing away instead of trying to clean. Next week I'm moving to another property under the same management and hoping to get back most of my deposits (as well as keeping in the landlord's good grace) by getting the house as minty fresh as possible before I turn in the key. I'm looking for some low budget recommendations on getting the stench out. I would prefer they be methods that you've used with success, so if I have further questions I can actually discuss it with someone who has experience with the specific method. [more inside]

Vacation property wants damage deposit a month before and a month after...?

I am taking a short (weekend) let on a holiday property just outside of London, UK. It's a big house with lots of bedrooms that is used for weddings, hen parties and corporate team-building as well as for family holidays. In addition to 100% payment in full in advance (which I expected), the people letting the property are demanding £1l as a damage deposit one month before I arrive at the property. Their T&Cs state that they will give this back to me one month after I leave the property. [more inside]
