Contractual protection for renters in a house that might be sold?

We're interested in renting a small house in CA as our primary residence. We're suspicious that the owners/agents are just trying to wait out the market before selling. Is there any meaningful protection that guarantees a minimum stay in the property that can be put into a rental contract/lease, irrespective of whether the owners receive an offer on the house?

Perpetual Direct Debit?

13 months ago I signed a 12 month contract for martial arts tuition, for payment to be directly debited from my bank account fortnightly. About 6 months ago I moved cities, and hence was no longer able to continue with the lessons. Knowing that I signed a contract for 12 months I figured that I should honour it despite having no way of actually using the service I was paying for. The period of the contract I signed has now lapsed, and yet the money is still coming out of my account... [more inside]

Price change after paying; pay up?

[bait and switch filter] I purchased a washer and dryer last weekend, but have heard back that, due to a mistake on their end, the wrong price was quoted and is now $300 higher. what are the rules regarding hiring foreign contract workers who work at home?
