Renting with roommates... can things de-escalate?

Ok, so I'm living in Chicago with a few of my SO's old roommates from college. We've known them for less than a year and I can admit maybe we jumped into a year lease too soon. However, what recourse do we have right now? [more inside]

Landlord used city lease form for suburban rental, is he bound by RLTO?

We rented a house in Skokie, and the landlord used an office-supply-store-pre-printed lease form for the city. It included a copy of the Chicago RLTO as part of the form. Understanding that YANML, does this incorporate the requirements of the RLTO into the terms of the lease? If so, he'd be required to submit receipts meet deadlines for the return of the deposit. Or is he only bound by State Law (which for a single-family home, seems to require bupkus). He only returned half of our security deposit. Is it worth fighting for the other half ($600)? If I accept and deposit the $600 he sent, am I hurting my chances of getting the rest? [more inside]

Should my friend risk a verbal lease in Chicago in an owner occupied 3-flat?

My friend is moving from out of state, and she had us go look at an apartment for her. We didn't like it very much, but the neighborhood is not bad and we walked around the block looking for 'for rent' signs. While out walking, we saw a mailman, so went up to ask him if he knew of any good places to rent. He immediately told us about this couple in a flat who have a floor to rent by word of mouth. He said they are nice people and have been living there for a long time. The mailman introduced us, and we checked the place out and recommended it to our friend. The friend called and the owners don't do written leases. While she'd really likes the sound of the place, she's uncomfortable about living in a place with a verbal lease and is worried she could lose her deposit (they want one month's rent). Is this normal? Do people often ask for verbal leases? Should she run away?

Can I somehow piggy back on my roommates rights to break the lease as of the Service members Civil Relief Act (SCRA)?

One of my roommates is in the military, he just got noticed that he is going to be redeployed in May/June. Our other roommate recently moved out and we are subletting her room for her. The lease doesn't technically end until October 2010, but I would prefer to go earlier.
