I'm strongly considering putting in a offer on an income-restricted HDFC coop apartment in Brooklyn. I just straddle the income limits for 2009, but am well below it for 2006, 2007, and 2008, and the agent has assured me that won't be a problem, given the board an lawyer for this building (meeting the spirit of the regulations, if not the letter). I can afford to put down a large enough down payment so my monthly costs end up being slightly less than what my rent is now (with significantly more stability in cost from year to year). So I'm pretty sure this makes sense for me, but my only question is: is this a mistake in terms of eventually reselling the place?

My boyfriend and I need to go on an all-day date in NYC and Brooklyn this Saturday. We're native New Yorkers, so we don't need to see the Statue of Liberty or every art exhibit, but we'd prefer something other than watching Hulu at home. So what do we do?

How would I go about finding pre-K programs, elementary, middle or high schools in Brooklyn that teach Russian as part of their daily routine? Looking for public or private, as well as after-school or weekend programs. Interested in programs for both heritage speakers and non-heritage speakers. Also, I know of only one such place so far - Bambi Academy - and am interested in what it is like or if there are similar schools. Ultimate goal is for my future kids to be fully bilingual. I'd be willing to move around the NYC / Long Island area, as well, if there are exceptional schools there that could help make this happen. Also interested in finding education-oriented blogs or forums for NYC, if that might help answer this question.

Three of us moved into a four-floor brownstone on November 1. The next month the landlady died. Since then we've been dealing with her niece, who is very kind and a good substitute landlady. But now there's some familial dispute and it turns either the landlady died intestate or the will simply hasn't been found yet. The niece's lawyer advised her to give keys to the other family members involved, which freaks us all out.

I am thinking about buying a specific apartment (condo) in Brooklyn, NY. For this question, let's assume that this apartment is a smart investment / better than renting, financially. While I don't have plans to leave New York in the immediate future, I'm not 100% committed to staying here, either. So my question is about contingencies: if I got this apartment, then in a few years needed to move to a different city, how much pain would I be bringing upon myself to keep the apartment and rent it out?

I will soon be watching my 18 month-old niece. I have general questions about entertaining a small person, and more NYC/Brooklyn-centric inquiries about getting a toddler in and out of the subway. I also need fun, little kid-friendly things to do in Southern Brooklyn (Fort Greene, Prospect Heights, northern Park Slope) and the city beyond.

My new roommate has been sneezing since he got here, and I think it may be the dust/dust mites that's bothering him. I suspect the inherited mattress he's using may be harboring them, although it's otherwise perfectly fine. So: recommendations for a good mattress cover that will keep in the allergens, isn't weird and crinkly and won't destroy our tiny budget? (More info and further allergy inquiries behind the cut)

Investigating a New York City (Brooklyn) real estate fantasy: I sometimes dream of finding an odd space -- a small garage, a storefront, a storage building -- and fixing it up into livable space. I see examples around town of people who have done this. I've heard friend-of-friend stories. But I have no idea how one finds non-apartment real estate sale listings in Brooklyn (or non-new-obnoxious-condo listings, for that matter). Putting aside zoning issues and the like -- where could I start investigating? Craigslist/Streeteasy/Trulia don't seem to help.

Friends, Romans, Crooklynites: I heard the first terrifying sound from my 2005 Prius this morning, and it reminded me that I've been meaning to ask you for mechanic recommendations. I drove out to SF over the summer, and before I drove back I had my car looked at at
Art's Automotive in Berkeley. I had a great experience, and I refuse to go back to the level of "care" I was formerly accustomed to here. I know the likelihood of a hybrid-friendly repair shop is slimmer here in the Big Easty, but I wonder if you might be able to refer me to a mechanic in Brooklyn (or thereabouts) with whom I can entrust my Prius.

My family is staying with me in Brooklyn this year for Christmas. If we don't murder each other before Christmas Eve and Christmas Day, does anyone have any recommendations for good restaurants that are open on Christmas Day in Brooklyn? For Christmas Eve, we were thinking about cooking at home but also ordering in, so any recommendations for that (I live in North Park Slope, so it would have to be somewhere close by)?
