We are trying to refinance our mortgage, and the appraisal came back low. Now our loan to value ratio is lower than expected, and the closing fees are higher. We don't feel like the appraiser did his job correctly (more inside for details). We are pretty sure a second appraisal would come back much higher, but the cost of the appraisal is about the same as the increase in fees. What should we do? I bought a good condition vintage Casati frameset for $380 4 years ago and have been riding it regularly since, without any issues. I recently slipped into a gap between two grates at the bottom of the ramp leading into my work garage and didn't hurt myself but the bike's back wheel was rubbing against the frame. I'm investigating reappraising our house to get rid of PMI. We meet the conditions for application, which involve bringing in an appraiser. The appraiser we would pay for is hired through the mortgage company — we have no control over the appraisal process. Do appraisers who are hired to get rid of PMI do a fair and honest job in calculating the true market value, or, alternatively, do their valuations fall close to online appraisals on average, within some percentage? (Are online estimates close to market value, within noise? Two online estimates suggest we are over the required valuation by roughly 40-50k.) In the last 10 years, I've moved my french horn about twice as many times as I've played it, so I finally put it on craigslist. I have a few buyers interested, and they have asked to have it checked out by someone before purchasing. That seems entirely wise and I'm happy to comply, but I'm unsure of the logistics of how to do this. Obviously, I'm not going to just hand the instrument to some stranger who comes to my door and promises they'll bring a bunch of money back to me if they like what they see. On the other hand, the buyer probably wants to have actual contact with the person who does the checking, and not just take my word that everything is fine. What is the standard way to make this happen? I imagine it would be something like what happens when you get a prospective used car checked by your mechanic, but I don't know how that really works either. Bonus question: I assume somebody has to pay the guy to look at the horn... buyer, right? I would also like to spend as little time as possible dealing with this.
