My wife and I rent a house (in Philadelphia if it matters). Out of the blue, our landlord had an appraiser do a walk-through today, only a few days after we started the earliest stages of considering buying a house. (We haven't found one we like.) The appraiser said landlord is refinancing, not selling. (I plan to confirm this.) We're thinking about our options. I am looking for recommendations for simple software to assist our managers with doing their employee performance evaluations efficiently and timely. Our small company has about 20 employees, and we have previously used paper evaluations but would like to move toward software for this. I would like something where the manager selects a rating for a particular category, and the software auto-fills in some generic description text that the manager can then alter. Then the form can be exported to PDF. Integrated self-evaluations would be nice, but not necessary. [more inside]
I bought a good condition vintage Casati frameset for $380 4 years ago and have been riding it regularly since, without any issues. I recently slipped into a gap between two grates at the bottom of the ramp leading into my work garage and didn't hurt myself but the bike's back wheel was rubbing against the frame. I took it to a shop and they said the frame was bent (I think they said dropouts were bent). I relayed the information to my workplace and they are filing an insurance claim. My questions are as follows: could that damage have occurred somehow before without me noticing? How do I appraise the worth of my bike? I can't recall the model name and can't find a serial number, i just only see the brand and the columbus decal. And finally, is there anything else I should do in preparation for this claim? I'm investigating reappraising our house to get rid of PMI. We meet the conditions for application, which involve bringing in an appraiser. The appraiser we would pay for is hired through the mortgage company — we have no control over the appraisal process. Do appraisers who are hired to get rid of PMI do a fair and honest job in calculating the true market value, or, alternatively, do their valuations fall close to online appraisals on average, within some percentage? (Are online estimates close to market value, within noise? Two online estimates suggest we are over the required valuation by roughly 40-50k.) Finally, are there downsides or gotchas to getting rid of PMI, other than a smaller federal deduction at tax time? [more inside]
In the last 10 years, I've moved my french horn about twice as many times as I've played it, so I finally put it on craigslist. I have a few buyers interested, and they have asked to have it checked out by someone before purchasing. That seems entirely wise and I'm happy to comply, but I'm unsure of the logistics of how to do this. Obviously, I'm not going to just hand the instrument to some stranger who comes to my door and promises they'll bring a bunch of money back to me if they like what they see. On the other hand, the buyer probably wants to have actual contact with the person who does the checking, and not just take my word that everything is fine. What is the standard way to make this happen? I imagine it would be something like what happens when you get a prospective used car checked by your mechanic, but I don't know how that really works either. Bonus question: I assume somebody has to pay the guy to look at the horn... buyer, right? I would also like to spend as little time as possible dealing with this.

My grandmother left me a clock that our family has very little information about, other than it was an antique that was passed down from her mother. I've done some searching online, but I haven't found anything that seems like a good contact. It's rather heavy, so an initial appraisal would have to be done via pictures, if this is possible. Is there anyone who can give me some good advice on how to go about this, and how to know if I've made a contact with someone who actually knows what they are talking about?
