Signs a New York rental apartment is not infested with vermin?

In New York, when searching for a rental apartment, what are some rule-of-thumb features usually associated with NOT having pests or vermin -- features that you might be able to find just by looking at, say, the Craigslist ad (e.g. refurbished apartments with granite countertops generally a good bet, high-up apartments, etc.)?

Living near Yankee Stadium?

Anyone have any experiences with or impressions of the neighborhood immediately around Yankee Stadium? I'm considering living there and commuting to midtown Manhattan. I know it's cheap--what are the other pros and cons?

How to deal with automatic heater in apartment?

My landlord in NY claims that our heater must turn on when the temperature drops. If we wanted to prevent this, a technician would have to "turn the valves off" -- a cumbersome process that risks the valves later freezing and "popping" and steam destroying our apartment. True? Is this common? And if so, how can we deal with a too-hot room, other than by opening the window?
