I'm in NYC. Our written agreement requires a minimum of 30 days notice if he is going to leave (also 30 days if I want him out). Wednesday he told me he is leaving today (Friday), and probably won't be back, but may want to come back in 2 weeks if his new job does not work out (he is on vacation from current one). Our apartment in New York is rent stabilized and we love the neighborhood it's in. I was very, very lucky to find this place back back when I was single. But in April we are moving to London temporarily (maybe for two years?) because of a job my wife has taken. The dream scenario is that we could leave our furniture, find someone we trust to sublease to, and have the option to come back in two years. Or if things go terribly in London we could come back earlier. But there's a complicating factor and I don't even know if the rules would allow us to sublease for very long. Details below. I'm trying to help a friend find an apartment to rent. She is on a low fixed income which will not meet the gross-income-must-be-3x-rent formula most landlords around here require their renters to meet, but she will be receiving assistance from family to ensure her expenses are covered. What kind of support or advice could I provide to help her find a place that will rent to her? [more inside]

It's 7:30 on a Sunday night and my landlord has contractors varnishing the floors of the downstairs apartment. It is filling the house with a noxious odour and loud banging noises. I live on the top floor of a house with two other apartments below in Toronto, Ontario, Canada. We were not informed that there would be workmen in the building. Is he within his rights to have contractors doing work at this hour?

I came home to my ceiling leaking brown water this evening. After a few phone calls from me to the 24/7 answering service my landlord has set up, a maintenance man finally showed up. He deduced that the hot water pipes in the floor between my ceiling an my neighbor to the north's floor had burst. Meanwhile my counters, appliances drywall ceiling/wall/electrical outlets/lights and wood floors are soaked. The maintenance man said he turned off the water flow to the burst pipe, and said he would return tomorrow to ensure the walls/ceiling had dried, but I'm not comfortable with that response --- I feel that all of the waterlogged drywall/floor should be replaced and the appliances should be replaced. What do I do? Should I call a lawyer? Should I write/mail a certified letter to the landlord? I'd like action now, but feel like I'm being out by the wayside. Please help!

Can I somehow piggy back on my roommates rights to break the lease as of the Service members Civil Relief Act (SCRA)?
One of my roommates is in the military, he just got noticed that he is going to be redeployed in May/June. Our other roommate recently moved out and we are subletting her room for her. The lease doesn't technically end until October 2010, but I would prefer to go earlier. I've got eleven months to go on a lease, and a whole slew of problems with a new (to me) apartment, and a cheap, possibly negligent landlord. How do I remedy them? LOTS of details inside. But if you don't want to read the whole kit-and-caboodle inside here are the Cliff notes: (a) Landlord took more than weeks to fix the unusable bathroom sink; blamed the repairman. (b) Landlord expects me to find/select/transport the washer/dryer he’s obligated by lease to provide, and was missing on our move-in, and for less than $200. (c) Landlord flat-out refused to clean disgustingly smelly carpets we encountered on moving day (d) Landlord reneged on verbal agreement to replace crappy kitchen linoleum (e) Landlord made repeated, guilt-trippy and borderline abusive calls about first month's rent, and (bonus) (f) makes (super odd) references to lesbians. [Way too many details inside; you probably don't need to bother reading unless you want specific specifics] [more inside]
After signing the lease and paying the deposit, the owner is asking me to sign a release saying that I know that the door buzzer system does not work and will not be fixed. Is a buzzer something that I'll wish that I had, or will I be fine just having people call when they need to be let in? The buzzer wasn't mentioned either way before I signed the lease (but I saw that the building had a buzzer system without thinking to check it). I wouldn't want to try to get out of the lease and have to redo my apartment search, but it does seem a bit weird not being warned about this in advance. Do I have any recourse? Can I force them to fix it or to give me some sort of discount on my rent, or should I just let it slide? [more inside]

Unreasonable/crazy landlord question -- I accepted a job in a new city, and he's being VERY difficult.
Here's my situation: I live in Washington, DC. I notified my landlord about a month ago that I was offered a job in another city, and would want to either assign my lease to someone new, or sublet. This is allowed with his consent. I have one roommate who wants to stay in the 2 bedroom condo we live in. We presented a prospective tenant to the landlord with a rental application, and now the landlord is accusing us of all sorts of things... [more inside]
I'm about to sign a lease with a peculiar clause about carpet cleaning. I have had a lot of leases before and I don't recall ever seeing anything quite like this. I'm wondering if it's just a standard thing I haven't seen before, or if it's unusual or even unlawful. [more inside]

My landlord in NY claims that our heater must turn on when the temperature drops. If we wanted to prevent this, a technician would have to "turn the valves off" -- a cumbersome process that risks the valves later freezing and "popping" and steam destroying our apartment. True? Is this common? And if so, how can we deal with a too-hot room, other than by opening the window?

Anyone have experience with legalizing an apartment in NYC? I inherited a basement apartment with my single-family Queens house. Have a great relationship with my tenant and do not want to evict. Recently, though, I've received notices from the city to discontinue "illegal use of space for living." In addition to evicting that would involve tearing out the tub, a wall, and other stuff.
