Can I sublease my NY apartment while I'm gone for 1-2 years?

Our apartment in New York is rent stabilized and we love the neighborhood it's in. I was very, very lucky to find this place back back when I was single. But in April we are moving to London temporarily (maybe for two years?) because of a job my wife has taken. The dream scenario is that we could leave our furniture, find someone we trust to sublease to, and have the option to come back in two years. Or if things go terribly in London we could come back earlier. But there's a complicating factor and I don't even know if the rules would allow us to sublease for very long. Details below. landlord and tenant dispute

It's 7:30 on a Sunday night and my landlord has contractors varnishing the floors of the downstairs apartment. It is filling the house with a noxious odour and loud banging noises. I live on the top floor of a house with two other apartments below in Toronto, Ontario, Canada. We were not informed that there would be workmen in the building. Is he within his rights to have contractors doing work at this hour?

Apartment equivalent of a lemon?

I came home to my ceiling leaking brown water this evening. After a few phone calls from me to the 24/7 answering service my landlord has set up, a maintenance man finally showed up. He deduced that the hot water pipes in the floor between my ceiling an my neighbor to the north's floor had burst. Meanwhile my counters, appliances drywall ceiling/wall/electrical outlets/lights and wood floors are soaked. The maintenance man said he turned off the water flow to the burst pipe, and said he would return tomorrow to ensure the walls/ceiling had dried, but I'm not comfortable with that response --- I feel that all of the waterlogged drywall/floor should be replaced and the appliances should be replaced. What do I do? Should I call a lawyer? Should I write/mail a certified letter to the landlord? I'd like action now, but feel like I'm being out by the wayside. Please help!

Am I legally entitled to a buzz?

After signing the lease and paying the deposit, the owner is asking me to sign a release saying that I know that the door buzzer system does not work and will not be fixed. Is a buzzer something that I'll wish that I had, or will I be fine just having people call when they need to be let in? The buzzer wasn't mentioned either way before I signed the lease (but I saw that the building had a buzzer system without thinking to check it). I wouldn't want to try to get out of the lease and have to redo my apartment search, but it does seem a bit weird not being warned about this in advance. Do I have any recourse? My landlord in NY claims that our heater must turn on when the temperature drops. If we wanted to prevent this, a technician would have to "turn the valves off" -- a cumbersome process that risks the valves later freezing and "popping" and steam destroying our apartment. True?
