I've got eleven months to go on a lease, and a whole slew of problems with a new (to me) apartment, and a cheap, possibly negligent landlord. How do I remedy them? LOTS of details inside. But if you don't want to read the whole kit-and-caboodle inside here are the Cliff notes: (a) Landlord took more than weeks to fix the unusable bathroom sink; blamed the repairman. (b) Landlord expects me to find/select/transport the washer/dryer he’s obligated by lease to provide, and was missing on our move-in, and for less than $200. (c) Landlord flat-out refused to clean disgustingly smelly carpets we encountered on moving day (d) Landlord reneged on verbal agreement to replace crappy kitchen linoleum (e) Landlord made repeated, guilt-trippy and borderline abusive calls about first month's rent, and (bonus) (f) makes (super odd) references to lesbians. After signing the lease and paying the deposit, the owner is asking me to sign a release saying that I know that the door buzzer system does not work and will not be fixed. Is a buzzer something that I'll wish that I had, or will I be fine just having people call when they need to be let in? The buzzer wasn't mentioned either way before I signed the lease (but I saw that the building had a buzzer system without thinking to check it). I wouldn't want to try to get out of the lease and have to redo my apartment search, but it does seem a bit weird not being warned about this in advance. Do I have any recourse? Can I force them to fix it or to give me some sort of discount on my rent, or should I just let it slide? [more inside]

Where do people in San Antonio look for furnished, short-term rentals, sublets, or house shares? I am looking for a ten-week rental in western San Antonio or Castroville, TX. Craigslist is crammed full of realtor spam, and there are no separate "by-owner" listings. The San Antonio paper is full of realtor spam as well. Castroville-specific information would be spectacular.

My SO and I (unmarried) are combining two apartments into one. We both currently have renters insurance of our own, each from our own car insurance company (not the same company). We are not interested in combining our car insurance under one account. Should we get renters insurance for both of us from one of our car insurance companies, or should we each retain our separate renters insurance that covers "my own stuff"?

I moved into an apartment in a Victorian house last Friday and about 5 minutes after I start moving in I realize that the windows are in terrible shape. The wood frames have rotted, some windows don't open, some don't close. At least one had a broken frame like it broke when someone was trying to shit the window. A couple have cracked panes. Probably half of them are missing the locking mechanisms so I can't lock them. [more inside]

We signed a lease (2 copies) on a new apartment in NYC, at our broker's office. The 2 copies were sent to the management company. As promised, the management company sent one of the copies back to us about a week later. It's got our original signatures, but the landlord didn't sign it! The line for the landlord's signature is empty. Doesn't this mean that we're bound to the terms of the contract, but the landlord is not? It seems very wrong. Is it normal? Should we demand a copy of the lease with the signatures of both parties on it?
