How can my friend determine if a private landlord is a scam artist, and/or if his rental property has been in foreclosure? This is in New York. [more inside]
A couple of middle-manager-ish employees perhaps bent the rules a little bit for us and allowed us to transfer a lease to new parties, completely getting us out of the lease. Should I/how do I say thank you? [more inside]
So I've just gotten a job in San Francisco and my GF and I will therefore be leaving New York and moving. I've never lived more than 125 miles from NYC before, so I need help with understanding the logistics here. [more inside]
Our apartment in New York is rent stabilized and we love the neighborhood it's in. I was very, very lucky to find this place back back when I was single. But in April we are moving to London temporarily (maybe for two years?) because of a job my wife has taken. The dream scenario is that we could leave our furniture, find someone we trust to sublease to, and have the option to come back in two years. Or if things go terribly in London we could come back earlier. But there's a complicating factor and I don't even know if the rules would allow us to sublease for very long. Details below. I'm looking for an Oct. 1st roommate share in Brooklyn, and so far I'm coming across shockingly few places listed on Craigslist. Is there another list I'm not aware of? I already put word out to my network. Details: -- I've lived in BK for six years (Crown Heights + Park Slope), and have never had trouble finding a place before. --Budget is $1100 and under. --Looking to stay for 6 months or longer --I'm searching under "rooms & shares" AND "sublets & temporary" Thanks!!
I'm planning to move from one NYC neighborhood to another at the end of the summer. Though I'm 99% sure I'll be able to cover all potential expenses (movers, security deposit, first/last month's rent, broker's fee), I was wondering if there's a reputable company that advances small loans to help cover these costs. I'm moving to New York and don't know a lot about neighborhoods. Where should I live? [more inside]
The other night there was a fire in my friend's building in New York City; the fire was on the 10th floor, he lives on the 21st. He wasn't present while the fire happened, but there was smoke damage to his apartment, particularly to his clothes. My friend doesn't have renter's insurance. [more inside]
I’m currently in NY in an apartment without water, sewage, heat or electricity. I’m living elsewhere until my area gets these services back. As I understood it, an apartment without these sorts of things (not to mention the stench of sewage and sea water eating away at the belongings in the floor below and the mold that must be growing there – I think the tenants down there are simply walking away and not cleaning up) is considered uninhabitable. Aren’t renters, by law, not obligated to pay rent until these issues are fixed? [more inside]

I can't believe I'm trying to find an apartment in NYC, especially on such short notice, but I guess I am. Is there some kind of apartment-finding service anyone recommends? Am already looking at Airbnb - good? Probably need something cheap, tiny, convenient for a few months (one person working in Times Square), then something for two people and possibly a cat for the remainder of the year. [more inside]
Moving to New York from Florida to take a job at the beginning of January, and i'm having some trouble finding a good place to live, mostly that I don't really know how to find good places that aren't on craigslist/padmapper. The friend i'm going to live with works in Greenpoint, so we're leaning heavily on that neighborhood, just off the Greenpoint or Nassau stops, so only one of us has to take the subway to work. In New York, when searching for a rental apartment, what are some rule-of-thumb features usually associated with NOT having pests or vermin -- features that you might be able to find just by looking at, say, the Craigslist ad (e.g. refurbished apartments with granite countertops generally a good bet, high-up apartments, etc.)?

How do I protect myself from a situation like the one I read about (inside), where a sex-offender was hired as a super and was allegedly being inappropriate? Can I/should I ask for background checks from anyone who has keys/access to my apartment, since it seems like the landlord is not required to do so (in NYC)? [more inside]
Investigating a New York City (Brooklyn) real estate fantasy: I sometimes dream of finding an odd space -- a small garage, a storefront, a storage building -- and fixing it up into livable space. I see examples around town of people who have done this. I've heard friend-of-friend stories. But I have no idea how one finds non-apartment real estate sale listings in Brooklyn (or non-new-obnoxious-condo listings, for that matter). Putting aside zoning issues and the like -- where could I start investigating? Craigslist/Streeteasy/Trulia don't seem to help.

We signed a lease (2 copies) on a new apartment in NYC, at our broker's office. The 2 copies were sent to the management company. As promised, the management company sent one of the copies back to us about a week later. It's got our original signatures, but the landlord didn't sign it! The line for the landlord's signature is empty. Doesn't this mean that we're bound to the terms of the contract, but the landlord is not? It seems very wrong. Is it normal? Should we demand a copy of the lease with the signatures of both parties on it?

How do I pick the right tenants to sublet (or swap for) my apartment, and how do I help them feel at home?
Have you done a short-term sublet (or housing swap)? If you were the renter: how did you evaluate applicants, and how did you help your subletter feel at home? If you were the subletter: what worked, and what do you wish the renter had done for you or told you? I'm moving into NYC for the first time. It's a studio, but a relatively large one, and I'd like to partition it. I've looked mainly at shoji screens, but I'd rather not take up the extra space with the accordion footprint. I don't want to spend a huge amount of money, or do anything that requires a permit. What are some creative options?; for_name=condour75 [more inside]
