I've got eleven months to go on a lease, and a whole slew of problems with a new (to me) apartment, and a cheap, possibly negligent landlord. How do I remedy them? LOTS of details inside. But if you don't want to read the whole kit-and-caboodle inside here are the Cliff notes: (a) Landlord took more than weeks to fix the unusable bathroom sink; blamed the repairman. (b) Landlord expects me to find/select/transport the washer/dryer he’s obligated by lease to provide, and was missing on our move-in, and for less than $200. (c) Landlord flat-out refused to clean disgustingly smelly carpets we encountered on moving day (d) Landlord reneged on verbal agreement to replace crappy kitchen linoleum (e) Landlord made repeated, guilt-trippy and borderline abusive calls about first month's rent, and (bonus) (f) makes (super odd) references to lesbians. [Way too many details inside; you probably don't need to bother reading unless you want specific specifics] [more inside]

I just found out my landlord has been secretly taping our conversations. She uses a tape recorder hidden in her purse. The landlord is in the process of evicting another tenant of the building and has asked the court to bring in tapes of conversations as evidence. The judge gave her forms to fill out so she can get the tape recorder and tapes past security. [more inside]

We signed a lease (2 copies) on a new apartment in NYC, at our broker's office. The 2 copies were sent to the management company. As promised, the management company sent one of the copies back to us about a week later. It's got our original signatures, but the landlord didn't sign it! The line for the landlord's signature is empty. Doesn't this mean that we're bound to the terms of the contract, but the landlord is not? It seems very wrong. Is it normal? Should we demand a copy of the lease with the signatures of both parties on it?

I have rented an apartment in Prince Georges county in Maryland and signed a standard 1 year lease. It's been about 4 months and due to health reasons, I need to move to Florida.
The lease says I can transfer the lease to someone else with written permission from the management. I found someone ready to take over my lease, but when I went to the management to find out the procedure, they said they would not do it. I pointed out the clause, she said that's only if they give me written permission and they would not do it. They have vacant units and they would rent out those.
The lease agreement does not allow sub-leasing, either. What can I do?

I have a rental property and am about to rent it out for the first time. The trouble is, my potential tenants seem shaky to me. Two single mothers with a total of three kids. One has a foreclosure in the past and they have a few credit glitches. My property manager says he is 80% good on them. I'd like to give them a chance, but I am afraid I will get screwed. This is the first bite we've had on the property after a month of listing. Advice/horror stories/divine inspiration?

TenantFilter: So I gave permission for the building manager to let a contractor into my apartment to do some fix up work. Not only does she not let him in personally, which is what I thought I okayed, but she leaves the key to another tenant to pass on to the contractor when he shows up. Am I overreacting in thinking that was way out of line? How do I go about responding to something like this? [more inside]
