My roommate and I are looking for a 3rd roommate. We will most likely end up getting a roommate who neither of us knew previously. Should my current roommate and I be the only parties who sign the lease, and technically sublet to the third, in case any problems arise, or should all three of us sign the new lease? I own a coop apartment in New Jersey. They don't allow any subletting at all. Is there any way to get around that? Just doing it and hoping I get away with it isn't an option because I have nosy neighbors who would probably rat me out.

Have you done a short-term sublet (or housing swap)? If you were the renter: how did you evaluate applicants, and how did you help your subletter feel at home? If you were the subletter: what worked, and what do you wish the renter had done for you or told you? I'll be subletting my apartment in NYC but I'd love to hear from people in all areas & situations.

HousingFilter: I'm desperately seeking to sublet/rent a room in the D.C. area, where I'll be interning from June 14th through August 6th. I've hit up Craig's List, Roll Call, The Hill, Roomates.com, Sabbaticalhomes.com, and the Weekly Paper. I've tried the various universities, but I don't relish the idea of sharing a bunk bed. Anyone got any other bright ideas about where I might look on such short notice without actually having to be in D.C.?
