We own a coop apartment with unused space adjoining the unit which we'd like to try to purchase and combine with our unit as a patio. Looking for advice from anyone who has been down a similar road before to help us get our head around the process (convincing the board, establishing a fair valuation, navigating DOB/Landmarks, financing), pitfalls to watch out for, etc.

NYCFilter: How much do I really save by waiting until Fall/Winter to rent an apartment? I really want to find a place where I have a bit more space and privacy. I don't want to wait, but if we're talking hundreds of dollars per month, I guess it would be worth it. I am looking for a studio or 1BR in the LES, East Village, or in Williamsburg, around $1500-$1700 (these place do exist, I have visited them in person.) So can you relate to me your impression of how much cheaper rents are in the winter/fall? And when does the price begin to fall off? Thanks!

NYC Realestate filter. Best ways to find an apartment sublet this August, and then a rental. Must be on the E/F subway line. Questions about subletting/renting -> Clinton/MidtownEast/LIC-queens neighborhoods follow.

NYC real estate Q: We put a deposit on an apartment that became uninhabitable before we signed any forms or agreements. We decided to see if it was fixable, but in the meantime we found a new place to live. Now the owner doesn't want to give our deposit back. Are we screwed? A full, gripping narrative inside.

NYCaptFilter: I'm moving to NYC (yay!) and sorry, but I'm going to drive you all nuts with questions for the next few weeks. #1: Best way to find an apartment? I know the city, but would like tips on finding a good place. Broker? Classified listings? Pitfalls to avoid? How do I find something rent stabilized? Any opinion about rentdirect.com? I promise to host a meetup when I get settled.

Another NYC Real Estate Question: the SO and I, who have always lived in charming smallish walk-ups with leaky tubs/peeling paint in Queens-like proximity to 'the big city,' have been seduced by the siren song of new construction downtown. With their pre-opening rent breaks, brand-new appliances, and convenience to both work and play, these "luxury buildings" appear to offer a whole new standard of living at an attractive price. However, ... [mi]
