My best friend has $10,000 to invest and she wants to open up a business selling shoes for people with wide feet that are greater than the sizes that are usually available in stores (one of her friends has this as a great need) or an online store that sells adult toys.
Are any of these worthy endeavors for me and her to pursue? If not, what is the best way to make money with a $10,000 investment?

My wife and I are buying a house in Austin, Texas ( Steiner Ranch ). We are trying to figure out how we want to finance it. We have the means to pay for the house with cash. We are being offered a mortgage at 3.6%. The cost of the house would represent about 50% of our net worth. The other 50% is fairly liquid, with an even spread between 401k, index funds, 529's, and cash. Should we do it?

I would like to buy things that have a money value based on their actual utility. For example, I think gold is something that is overvalued since the shiny, soft metal doesn't have so many practical uses to justify its value. The second criteria is that the value of the thing would not go down much over a span of about 30 years, even if the economy went in the tank. Thirdly, I've a preference for commodity-like items that can be sold without much work.

Also, how would you invest $1000/ month if you knew you were likely to pull out most of the money in approximately 4 years to pay a down payment for say a house? Banks probably give around 2%-3% max. So I imagine the goal here is to get more than 2.5% return. Please don't recommend the type of financial instrument such as mutual funds or index funds. I am looking for something more specific. Like a fund name etc

Our deficit and our debt are at record levels, even compared to WWII. Then, the debt was financed internally, not by other countries, so the interest we could pay was lower and the money was recycled in the U.S. Now, the debt and deficit are mostly financed by other countries through bond offerings and the like. And as they grow, those debtor countries will want higher interest rates on repayments, which drains money out of the U.S.
