So I got engaged and bought a house with my fiancee. We lived together for a couple of years but it did not go well and she moved out. So I'd like to keep the house but do that I'll need to get her off the mortgage and off the deed.

Assuming that you
could buy a house outright, for cash, why would you get a mortgage? A conversation got me researching this recently. Many articles suggest that if the interest rate is low, a mortgage is better. Yet I can't for the life of me figure out why paying low interest is better than paying no interest. A person with a 30-year mortgage usually ends up paying about 2 times the principal. School me, financial mefites.
FYI: this is just a curiosity. I'm in no position to actually do this in reality.

Earlier this month, there was a fire in the house my boyfriend and I were renting. (Should-I-be-worried filter) Spouse & I are buying a house in another city. The closing is on Wednesday (3 business days from now). Realty paperwork & mortgage process have all gone great, no hitches. Now, at 4:30 pm on a Friday afternoon, the Commitment Letter from our bank arrived but has a blurb asking both my spouse & I to provide letters from our employer certifying that we'll both be keeping our jobs, working from home in the new city. Under financial pressure. My house isn't selling. I want to avoid foreclosure and don't care about making a profit. It's the original mortgage; a 30-year fixed at 5.5% in good condition (attractive older house and well maintained) in a decent neighborhood (property values steady as those in more expensive neighborhoods fall).
