Manhattan commercial real estate

What are the best sources for buying commercial/mixed-use/rental-income properties in Manhattan?

I'm thinking of shops/offices with apartments above, small office buildings, buildings containing exclusively rental apartments. I'm interested in good specialist real estate agents, auctions, websites that may really have something to offer, private brokers. Budget up to 5 million USD if that makes a difference.

Oh, god, be careful. You'll get fleeced. Manhattan is insane.

Hire somebody to go around for a fortnight and scout properties. Use your facebook, linkedin, etc. to find the right person. This is also a good way to find properties, realtors, lawyers..

Use your meatspace business, creative and personal networks. Talk to someone else in London who does this.

A consultant with expert and local knowledge will more than pay for itself.
