Can you name this movie?

I'm thinking of a movie and can't place the name. I watched it more than four years ago, but I'll tell you what I can remember about it. Endless google searches have been fruitless. Movie buffs unite!

I watched it during a summer break many years ago (it was on cable tv at that point). The basic plot is that a geeky boy has a crush on a girl. I believe they had both just graduated from high school and it was their summer before college. The girl is already in a relationship with a cocky guy. The geek decides to spend the entire summer sitting on this girl's lawn in the hopes that she will dump her b/f and date him instead. He sits in her front yard all day and night and somewhere near the end she actually kisses him (not sure if she dumps her b/f or not). So most of the movie is filmed in this girl's front yard.

And that, my friends, is all that I can remember. I've been looking for a title to this movie for several years now so it goes without saying, any help is greatly appreciated.
