Question: DCFilter

Can anyone who lives on the DC SW Waterfront tell me how they like it. I am thinking of buying a townhouse in the River Park Mutual Homes Co-op. I have children of various ages-are there many kids in the area? Any information good or bad on the area would be appreciated.

Well, I don't live on the SW/Waterfront corner of DC, but I have worked there for stretches of time twice in the past year.

First of all, it's pretty sleepy down there - very residential, lots of townhomes and large condo or leased units in larger complexes. To the best of my knowledge, there is a single Safeway store on M Street, a single CVS drug store in the mostly vacant Waterside Mall, a Phillips crabhouse and a great seafood market right on the waterfront, and several large (and I mean LARGE) nightclubs. There's also the Arena Stage, which has great programming year 'round.

There's an elementary school nearby, and the Waterside Towers, where I lived temporarily, seemed to have alot of kids living in the building. There's also a small gym with an olympic size pool in one of those buildings which offers month to month memberships. The Waterfront/SEU stop on the greenline is the most convenient metro stop; the next stop is the Navy Yard, which seems to be the epicenter of a major overhaul of the whole area. They just build a large Dept. of Transportation building (on M Street, I believe), and there seems to be a number of businesses going in around that. The circulator bus line stops right on 6th street, and there is frequent regular bus service near that stop, too.

Oh, did I mention there's a Five Guys nearby? Mmmmm.

From what I was told by locals, that area is probably one of the more economical places to buy right now. In a few years time, once more businesses go in, the property value will probably hit the roof, as it has in most of D.C.

Hope that helps. Good luck.
