Movie: Beach house, kid in attic, murder

Please identify this movie: Woman owns beach house, rents it out to people. She keeps her son locked up in the attic for some reason. He comes down the stairs in the closet and murders the people who rent the beach house. Apprently he does this more than once over the course of the film.
My wife watched this movie when she was a little kid in the late 70's, early 80's. If you can help me identify it, I'd love to rent it and scare the beejebus out of her all over again. Googleing yields nothing meaningful. Hope me MeFi!

Response by poster: no blues, she was positive on the beach house and rental aspects of the film
It may have been made for TV. She didn't say where she saw it.

The Gruesome Twosome? It's not really a beach house but I think there are beach scenes.

I am no help except to say I think I saw the same movie in the late 70's/early 80's. It was on TV (I was living in Philadelphia) and it was the first horror movie I ever saw. It scared me too!!! I remember a beach and some extended scary scenes in the basement of the house.
And I'd be interested to know what it was too.

Best answer: Silent Scream? I haven't seen it since I paid good money to see the theatrical run, but I remember the stairs and closets thing, and the IMDb plot summary says it is a seaside mansion. I remember it scared the heck out of me. Of course, I was twelve years old at the time. It may not pack quite the same punch today...

Oh, hey, and it even stars Yvonne De Carlo as the landlady Mrs. Engels. I may have to rent it again, just for that bit of nostalgia.
