Sales leads for small biz?

Any recommendations for a no b.s. sales lead service for a one person mortgage broker biz?

Was burned by a service recently. Looking for a reputable company providing pre qualified (not some list for me to cold call) leads for my mortgage broker biz (people looking to refi, etc) only need leads for the state of MA...does such exist?

Not sure if this is what you're looking for, but you might want to check out z57.com (fair disclosure: I used to work for them). They sell websites for real estate agents and brokers. The websites come with lead generating tools (some of them outsource the work to services), and they have "internet consultants" that give you free advice on how to generate leads. They might also have standalone lead generation services, which is probably what you're looking for. If you don't mind getting a sales pitch, you can call them up and ask.
