Needing a Small Investment Property Refinance in the Midwest

I have a duplex in Ohio that's financed at 6%. The property is worth maybe $65,000, with a balance remaining of $38,500. I'd like to take advantage of the economy to lower my interest rate by refinancing , but I can't find anyone who will consider a loan below $100,000 or $150,000. Any suggestions?

Have you tried a local credit union? Most are more willing to work with members on smaller things like this than the big banks.

Best answer: Farmer's Bank or Chemical Bank in Ohio (there are various branch locations) will lend in these smaller amounts.
