Suggestions for Cape Cod with a toddler & senior citizen. And CrossFit?

I'm staying in a summer rental house right outside of Hyannis with my family for the next 2 weeks. I have access to the internet and lots of travel magazines on what to do while we're out here. But I was hoping for some specific suggestions on things to do specifically with a senior citizen who can't walk very well and a toddler. Also, a pregnant sister who tires quickly. Has anyone done activities out here with an older parent with mobility issues or a young one that worked out well? Also, I'd love to hear any suggestions for CrossFit in the area (for me). Thank you.

Head to Provincetown for GREAT restaurants, good views and you can quickly escape to the beach to thwart a toddler meltdown. While you're there, grab a whale watching tour on a boat with lots of seats and shade (which is most of them).
