A hotel in Provincetown, MA?

Can anyone recommend a hotel or inn in Provincetown MA (or vicinity)?

We're looking for a hotel or inn in Provincetown MA or the vicinity. We'll be visiting for the first time and don't really know the area, so any suggestions about towns, beaches, are also welcome.

We'll be spending a weekend in May and aiming for accommodations that fit these criteria:

-reasonably priced (under $200 a night, if possible)
-on the beach
-preferably with balcony
-quieter, not the club scene
-some great eating nearby

I've stayed at the surfside and it's kind of perfect.
- it is NOT fancy, and a *little* run down, but not seedy or gross.
- it's really cheap - I checked the website and you'll have your pick of rooms in May for less than 200.
- it's on commercial street (which is where the action is) and it's an easy walk (15 minutes maybe?) to all of the restaurants and bars.... but it's just separate enough that you're well away from the noise and the crowds.
- they're on the water (across the street) - and there's a pool, which you won't care about, because there's also a private beach.

Bayberry Inn.

Cute, clean, hot tub, decent breakfast, off Commercial Street but very, very close to it. Nice and quiet. Sweet owners. A keeper.

Make sure you spend some time in Wellfleet. My mom lives there and I have been vacationing there all my life. Provincetown gets old pretty qucik if oyu ask me and in Welfleet and Truro you can still find some amazing places to beach and only in that area can you go to the hidden fresh water ponds that are truly some of the most beautiful swimming holes on the east coast.

Wellfeet also has some very decent restaurants, try Painters for a start.

Those blue ponds all to the right of downtown Wellfleet on the map are delightful. They are all in the national seashore, no snacks, few houses, lots of beauty. Parking is tricky, you need a permit to park even for the day.
